Structural & Open-Concept Renovations in the GTA
Opening up a closed floor plan is the single most transformative renovation a GTA home can undergo — and the one most dangerous to do wrong. Blackstone General Contracting removes load-bearing walls and converts homes to open-concept layouts with proper structural engineering, engineered beams, and permits, so the wall comes out and nothing above it moves.
A structural change starts with identifying whether a wall is load-bearing and, if so, engaging a structural engineer to size a beam — typically an LVL or steel member — and specify the posts and footings that carry the new load. We handle temporary shoring, beam installation, and the finishing that makes the beam disappear into the ceiling.
This work requires a building permit and inspection. We manage the engineering, drawings, permit, and inspections end to end, and coordinate the electrical and HVAC that almost always need to move when a wall does.
What's included
- Load-bearing assessment and structural engineering
- Engineered LVL and steel beam supply and installation
- Temporary shoring and safe demolition
- Post and footing construction for new point loads
- Open-concept kitchen, living, and dining conversions
- Relocating electrical, HVAC, and plumbing in affected walls
- Ceiling and floor finishing to conceal beams
- Permit drawings, applications, and inspection coordination
Typical GTA cost · 2026
$8,000 – $25,000+
Removing a load-bearing wall with an engineered beam typically runs $8K–$25K in the GTA, including engineering and permits. Long spans, steel beams, and relocating services inside the wall push the total higher. Non-load-bearing walls are considerably less.

Structural & Open-Concept, answered.
Walls that run perpendicular to the floor joists, sit above a beam or foundation wall, or are near the center of the home are often load-bearing — but the only safe way to confirm is an assessment. Blackstone evaluates the wall and brings in a structural engineer before any demolition.
